Wishaw and District Housing Association - Repairs, Maintenance and Defects
The Association is responsible for most of the repairs to our properties but there are a number of repairs that are your responsibility as the tenants. The Repairs, Maintenance and Defects tables give an indication of who is responsible for what.
More detail of who is responsible for what is available in your tenants handbook
- Any item classed as the Association's responsibility but which is damaged by the tenant or a member of the tenant's household, will become the responsibility of the tenant to repair or replace.
- Repairs to items fitted by tenants (e.g. doors, gas and electric fire, kitchen units etc.) will not be covered by the Association.
- If items that have been fitted by the tenants require to be replaced, the Association will normally only provide standard replacements. For example; we will replace a coloured bath with a standard white one.

Defects in New or Improved Housing
If you have moved into a house within one year of it being built or improved, most repairs will be classed as "defects", which means that the builder is responsible for the works necessary. This defects period is for the 12 months following the date the builders handed the property over to the Association, which may have started before you actually moved into the house.
During the defects period emergency repairs should still be carried out on the same day as reported. However, 'routine repairs' may take longer than is usual for the Association as the builder may only be prepared to come out to the site once there are a number of jobs that can be done at the one time.
You will be informed when the defect period is over but until then
it is important that you do not get another workman to carry out any works in the house
as this could mean that the builder is no longer responsible for the repair.
FAULTS AND DAMAGE CAUSED BY YOU OR MEMBERS OF YOUR HOUSEHOLD ARE NOT COVERED BY THE DEFECTS PERIOD AND WILL BE YOUR RESPONSIBILITY.
